Summary of Job Duties
This position is typically one of the first points of contact for anyone interested in Section 8 Leased Housing. The Leased Housing Coordinator is responsible for working with program participants and landlords toward completion of the annual recertification process. The person hired for this role will also work in consort with front desk personnel, providing coverage and assistance. Throughout the work performed, this individual must:

-    Foster a positive, active and collaborative relationship with staff, participants, landlords and associated agencies.;
-    Demonstrate ability to perform detail-oriented work and manage time efficiently;
-    Compose professional correspondence that reflects well on the department and agency;
-    Maintain the highest level of confidentiality and provide high quality customer service in an efficient and accurate manner;  

Manages participant re-certification process for the Section 8 program as governed by HUD 24 CFR982.
Maintains and completes filesin process of final eligibility
Participates in meeting department and agency goals and objectives.

- HS diploma or equivalent
- 3 to 5 years housing experience
- Excellent oral and written skills
- Strong communication, collaboration and conflict-resolution  skills
- Customer/Client focus
- Organized and efficient

Also preferred
- Bilingual in Spanish and English
- Knowledge of Microsoft Office
- Familiarity with function rules regulations and procedures

Principal Duties
-    Manages participant recertification process for the Section 8 Program as governed by HUD 24 CFR 982
o    Remains familiar with current US Department of Housing and Urban Development (HUD) Federal Regulations as they relate to the Section 8 Program;
o    Reviews recertification paperwork for completeness upon receipt (via mail, fax, walk-in, etc.) following procedures set forth in 24 CFR 982;
o    Notifies participants regarding status (missing documentation, verifies any changes to income and assets, processes 3rd party verifications, reviews childcare & medical expenses etc.);
o    Responds to calls, walk-ins and email inquiries (high volume at times) in a timely manner. This includes addressing applicant, participant and landlord concerns;
o    Prepares and mails documentation to participants and landlords and assists with completing recertifications as needed;
o    Reviews and enters information for housing into appropriate software system;
o    Maintains participants folders and files in appropriate location.
-    Maintains and completes files in process of final determination of eligibility
o    Reviews recertifications for completeness and notifies participants regarding status (missing documentation, etc.);
o    Identifies that all sources of income and assets have been disclosed by the applicant;
o    Ensures verifications are requested and received in a timely manner for all sources of income and assets identified;
o    Processes and completes HUD?s Earned Income Verification (EIV) requirement and reconciles discrepancies;
o    Performs Criminal and Sex Offender background checks.

-    Participates in meeting department and agency goals/objectives:
o    Must be able to work independently with minimal supervision and set priorities /goals
o    Maintains all tenant files ensuring the documentation is properly organized;
o    Responsible for accuracy of computer data entered;
o    Maintains rapport with participants, landlords , managers, and colleagues by arranging continuing contacts, setting priorities, and resolving problem situations;
o    Collects and compiles information to support compliance reporting as requested;
o    Maintains continuity of work operations by documenting and communication needed actions to management; discovering irregularities; determining continuing needs;
o    Other duties and projects as assigned.
