Project managers will work as part of team of Estimators, Drafters, Engineers Manufacturing personnel and installers to coordinate and facilitate assigned projects ranging from 5k to 1 million+. Project managers are the communication between in-house team and client or general contractor. Duties include making submittals, scheduling, site visits and attending contractor required job meetings. The project manager will be solely responsible for the execution of the project, requiring excellent interpersonal, organizational and communications skills. Office hours are Monday through Friday 7am to 5pm with project travel.

Key Qualifications and Skills:

· 3-5 Years minimum Commercial Millwork related experience.
· Proficient in Autocad
· Microsoft Office suite skills a must.
· Proven ability to read and interpret Architectural plans/blue prints and specifications.
· Knowledge of finish carpentry and millwork installation
· OSHA compliant
· Positive team player with strong work ethic

Duties and Responsibilities include the following. Other duties may be assigned:

· Project material take offs
· Material orders and tracking
· Perform existing site surveys and field measurements
· Product research and development
· Create RFI?s and keep projects on schedule
· Draft and control change order logs for vendors and clients
· Generate AIA payment applications monthly
· Create closeout documents
· Touch base with site supervisor in reference to delays, issues in need of attention, new change orders etc
· Maintain control samples
· Review subcontractor bids for complete proposal
· Develop CAD draft drawings

Review and understand estimated engineering and production labor hours.

Review and understand key vendor bids (and identify open areas that will require pre-construction?s on-going support)

Review and understand material bids that exist at time of contract award and identify areas that will require additional estimating.

Review the billing schedule daily making updates to the projections schedule at each monthly billing review as necessary.

The Project Manager is responsible for Change order Requests. A projects financial success is greatly impacted by capturing cost related to changes to base contract. The PM is responsible for tracking for writing, submitting, and getting approvals for all change requests.

Manage cash-flow on projects ensuring that billing is anticipating accounts payable and that vendor billing is reviewed and managed with Sr. Project Manager.
